  • What is Snagging?
    Snagging is a process that takes place once a building is nearing completion and identifies any defects that need to be put right by the builder.
  • What will the snagging list contain?
    The snagging list will have all of the defects, potential issues and poor workmanship that I identify for each room or area on your property, usually a typed document including photos and a detailed description of the defect.
  • When do I need to get my survey done?
    Get your snagging survey done as soon as you can after you’ve been handed your keys, preferably before you move your furniture in, this way if there are issues with the finishes in your property for instance, we can prove they were there right from the start and not done by you after you moved in. Most builders require your snagging list within 7 days after you have taken possession.
  • Can have a survey done after I’ve moved in?
    Yes of course, I can inspect your property at any time, most builders are required to act on defects found up to 2 years after you moved in but its best to get them to sort out the defects whilst most of the trades are still on site working on other new properties within your development.
  • How long will it take to snag my property?
    This largely depends on what I find, usually anything between 2 to 4 hours inspecting at your property and some admin time back at the office to prepare your report.
  • Do you submit the snagging survey to the builder?
    Unfortunately, I can’t act on your behalf as your builder won’t deal with a third party, you as the customer purchasing the property will need to submit the list.
  • When will I get the report?
    I aim to get the electronic report to you within 24 hours of the inspection then you can send this to the Site Manager. I would also send a copy of this to your developer’s customer care team, of which you should have contact details within your welcome pack given to you on the day you were handed the keys, ask them to reply back to you as proof they have received your report, this way you are creating an official paper trail should you have issues with your snagging list being actioned.
  • When do I pay for my survey?
    I will only ask for payment once you have received your survey from me, we can sort out the best way that suits you during our conversations before I do my survey.
  • What if my completion date changes?
    This can happen, builders are notorious for it, don’t panic though I will re- schedule and fit you in as near to your completion date as I can, even if it means I come over on a Sunday.
